Property Management Service

Our property management services are tailored to suit your requirements - from drawing an inventory at the start of the tenancy, through to quarterly inspections and handling all maintenance problems, with our in house maintenance division. Let Only Service

What you can expect from our Let only service:

  • Initial appraisal and inspection of the Landlords rental property.
  • Legal advice if needed
  • Marketing the property with all the major property portals
  • Careful tenant selection
  • Accompanied viewings and arrangement of viewings
  • Full reference and credit check for all tenants
  • Arrangement of EPC and floor plan
  • Arrangement of utilities transfer
  • Drawing up the tenancy agreement
  • Arrangement of Guaranteed Rental Insurance (if required)
  • Collection of first advance rental and deposit
  • Meeting the tenants at the property on the day of check-in and issuing keys

Fee: 5% NO VAT of the annual rent.

Whatever you need - from drawing an inventory at the start of the tenancy, through to quarterly inspections and handling all maintenance problems; should any arise. With our network of trusted local contractors there's no need to ever get your hands dirty.

Additional features of our Full Management Service:

  • Quarterly inspections
  • Arranging essential Gas Safety and Electrical Testing (if required)
  • 24hr maintenance help line
  • Arranging any maintenance or sorting out any repairs with our maintenance division
  • Taking and holding the deposit with the DPS
  • Monthly rent collection via direct debit
  • Pay rent to Landlord via standing order with the deduction of the management fee
  • Liaising with the tenant regarding renewal or termination of tenancy
  • Check out of your tenant by your property manager and the arrangement of the deposit refund
  • Arranging meter readings
  • Vacant property management between lets (if required)

Fee: 9.5% NO VAT of the rent deducted in monthly increments.

Landlords with portfolios get the Full Property Management Service for a fee of 7.5% NO VAT of the rent deducted in monthly increments.

Free Property Valuations

Our property valuation service includes a current market assessment of the rental value of your property and advice on any improvements that it may need to increase its market appeal. We complete many valuations every week, giving us intimate knowledge of property to rent in the Oxfordshire area.
